GTA market snapshot — June 2026

What it means right now
Sales picked up meaningfully in June, marking the strongest month for GTA activity in almost two years, while the number of new listings kept falling year-over-year. That combination — more buyers competing for fewer new properties coming to market — nudged the sales-to-new-listings ratio up to roughly 39%, still inside balanced-market territory but trending toward sellers.
Prices are still lower than a year ago, but the pace of the year-over-year decline has been easing month by month. TRREB's outlook calls for firmer competition and a possible return to price growth in the second half of 2026 if the current trend of rising sales and shrinking supply continues.
